The Challenge

Cushman & Wakefield was involved in leasing the office and retail space at the Metropolitan building at its construction phase. Later we represented the developer Hines during the sale of the property to the investment fund DEGI (Aberdeen). In 2006 DEGI (Aberdeen) commissioned Cushman & Wakefield to manage the scheme. Constructed in 2003 according to Sir Norman Foster’s design, Metropolitan is located on PiƂsudskiego Square in Warsaw. It has received a number of prestigious awards (the MIPIM Award 2004 in the Business Center category, RIBA Worldwide Award). Metropolitan provides 38,000 sq m of leasable area.

The Solution

We have improved the administration procedures for the complex. Our experience and cooperation with clients enabled us to develop a management system based on mutual relations with tenants, clients and service providers. At present, we provide comprehensive management services for the building, including invoicing and rent collection, reporting, audit and settlement of service charges. We use the YARDI software to manage the property. In order to improve the administration of the Metropolitan building and reduce the risks related to its management, we introduced a SAP-based management system which also enables us to supervise the companies serving the office complex and to facilitate communication with its tenants.

The Results

Cushman & Wakefield, as a property manager, continues to be involved in the scheme. We are also responsible for the lease of space at the Metropolitan complex, which is now almost fully leased. Its tenants include both Polish and multinational companies such as McKinsey & Company, BNP Paribas, Dom Development and DZ Bank. In April 2013 Metropolitan received “Very Good” rating in BREEAM sustainability certification system. Cushman & Wakefield supported the owner Aberdeen Immobilien Kapitalanlagegesellschaft mbH in the certification process.
