The Challenge

Cushman & Wakefield provides for CA Immo comprehensive management services for its property portfolio comprising high profile buildings such as Warsaw Towers, Sienna Center, Bitwy Warszawskiej Business Center, Saski Crescent and Saski Point. They are all top quality grade A office buildings. Our role is to provide full-range property management services, including lease administration, property maintenance, subcontracting, financial management including invoicing and payment monitoring.


The Solution

To enhance property maintenance services we introduced a number of innovative solutions such as carbon dioxide detection in air ducts and new cooling technologies. We managed to bring down maintenance costs considerably through optimized use of high energy-consuming devices in buildings such as air handling units and air cooled water chillers, and by reducing the volume of thermal power and electricity ordered, and entering into utility supply contracts for corporate clients. We also implemented a number of environmentally-friendly solutions: the Green Guide Book with green practices for property users, collection of recyclable waste, optimized use of high energy-consuming devices (using inverters and timers), installation of lower water consumption fittings, LED lighting, motion and dusk sensors, and lighting timers. To offer tenants greater comfort we developed bicycle facilities and modernized interior designs. The BMS extension helped us to improve supervision over building operation, to reduce costs and slow down the wear and tear of property devices and installations.


The Results

The implemented solutions have resulted in major maintenance cost reductions through lower utility consumption, slower wear and tear of devices and installations, and projecting the image of buildings under our management as more user- and environmentally-friendly.
