Dubois 41 is a seven-story A-class BREEAM certified office building located on a city center waterfront site in Wrocław. The building is part of a commercial and residential development project launched by Nacarat Polska in the fashionable, emerging district of Nadodrze. This area is the natural first choice for urban young professionals because of its unique climate, vicinity to the Old Town and excellent public transport connections. Dubois 41 comprises 8 031 sqm of A-class lettable office and retail space surrounded by a high quality public square which gives the building a distinct urban appearance, as well as excellent visibility. Dubois 41, delivered in May 2015, is entirely leased to two US-based multinationals: 3M and Parker Hannifin.
Cushman & Wakefield delivered the following services:
Set-up of the building, building’s maintenance, tenant relations and reporting to the first owner. Property Management on behalf of the new owner.
Office space leasing
Cushman & Wakefield represented Parker Hannifin (2,400 sq m) and 3M (5,100 sq m) in their space search and leased the whole Dubois 41 building on a pre-let basis.
- The 3M tenant representation instruction was secured thanks to the involvement of CIS London. We developed a customised expansion strategy for 3M’s SSC in Wrocław. Cushman & Wakefield liaised with the 3M’s HR Manager for Europe to deliver a flexible expansion model. Cushman & Wakefield was responsible for design, commercial and technical negotiations, execution process, and support in internal approval process.
Interior design and project management:
- Parker Hannifin (interior design) – The challenge was to reflect in the design the client’s industrial business activity. Project management team decided to use the concrete and OSB plates to deliver an interesting layout.
- 3M (interior design and project management) – To meet the client’s requirements Project management team had to deliver creative and unique solutions including the use of curved glass in conference rooms and all work stations in the sit/stand system.
Cushman & Wakefield represented NACARAT in the sale of Dubois 41 office building. The scheme has been acquired by Warburg-HIH Invest Real Estate GmbH for its institutional real estate fund “Europa Select Immobilien Invest”.
