Germany-based ThyssenKrupp, a highly diversified industrial group and one of the DAX 30-companies, has signed a lease for 5,000 sq m of office space in the Olivia Six office building in Gdańsk, in which it intends to run a Shared Services Center (SSC). The tenant will move to the new building in mid-2015. The developer is Olivia Business Centre, constructing in Gdańsk the largest office scheme in Poland. Global real estate adviser Cushman & Wakefield represented ThyssenKrupp in the transaction and will be responsible for the office fit-out design.
ThyssenKrupp is currently setting up a new worldwide organization called Global Shared Services (GSS) with locations in Germany, Poland, Brazil, China and India. The SSC Gdańsk will handle a range of corporate business processes, including finance, accounting, HR and real estate management. It will occupy four levels from the eighth to the eleventh floor of the Olivia Six office building in Gdańsk’s Grunwaldzka Avenue. The Project Management Department of Cushman & Wakefield will design the office fit-out to ensure a friendly working environment that meets top ergonomics standards. ThyssenKrupp also intends to create a work lounge. The office style will harmonize with the company’s technological profile and ecology, combining natural veneer and moss with bare concrete.
“Enough office space for our growing SSC, perfect location, easy to reach from all directions and a wide range of local amenities such as medical centres, shopping and sport facilities in a walking distance, that is what we were looking for for our final office place,” said Robert Góra, Head of ThyssenKrupp Group Services Gdańsk. – “Therefore, the Olivia Business Centre offers more than just offices and we are glad to move in here.”
Olivia Six is another phase of the Olivia Business Centre development in central Tricity. It provides nearly 18,000 sq m of office space for lease spread on its fourteen levels, a three-level underground car park, and retail and service space on the ground floor. Finishing works are now under way for the building to be delivered onto the market in the first half of 2015. The completion of Olivia Six will bring the Olivia Business Centre’s total to 74,000 sq m GLA, making it, at this stage, the second largest office scheme in Poland. When completed, the Olivia Business Centre will provide more than 120,000 sq m.
"The opening of a Global Shared Services Centre for ThyssenKrupp at Olivia Business Centre is a confirmation of Gdańsk's growing position among the business centres of Europe. We’re happy not only because one of the world leaders of industry and technology has found its place at Olivia Business Centre, but also because it will provide here specialised services through well-educated employees from our region and indeed the whole of Poland. Thanks to the cooperation of entrepreneurs, institutions of higher education and public institutions, this unique location right in the heart of the Gdańsk metropolis is becoming a truly international central business district,” says Maciej Grabski, the President of Olivia Business Centre.
Krzysztof Misiak, Partner, Regional Cities Manager in the Office Department of Cushman & Wakefield, said: “ThyssenKrupp was looking in Gdańsk for a building that would make flexible growth possible for many years to come. Through this transaction our client is guaranteed an option to take up more office space if required following the company’s very strong growth. I’m very pleased that Cushman & Wakefield can also support ThyssenKrupp in its office planning.”
