The Crown Square office building in Warsaw has received the BREEAM In-Use International certificate with an “Excellent” rating in both “Building Management” and “Asset Performance”. Cushman & Wakefield, a global real estate services firm, is the property manager of the building owned by Invesco Real Estate (IRE).

Crown Square is a thirteen-storey class A+ office building located in Warsaw’s Wola district at 31 Przyokopowa Street. It offers 16,000 sq m of office space, a three-level underground car park with 220 parking spaces, and retail units on the ground level.

BREEAM is one of the most popular methods for sustainability assessment of buildings in Europe. Receiving the certificate is a confirmation of the highest property standards, state-of the-art technological solutions and implementation of the best property management practices. Crown Square was audited by Sweco.

The auditors awarded the highest score to Crown Square for the management practices and the maintenance policy, including replacement of some installations with water and energy-efficient solutions. The environmental assessment of the building indicated areas for improvement in the sustainability value of the building and its surroundings such as ensuring more greenery indoors and outdoors and better landscaping. Crown Square, which was completed in 2010, also meets high BREEAM In-Use requirements related to technological solutions and its daylight control systems, large glass walls and openable windows have a positive effect on the tenants’ comfort and well-being.

Grzegorz Dąbrowski, Property Manager, BREEAM In-Use Assessor, Asset Services Department of Cushman & Wakefield, said: “The receiving of the certificate shows how important it is to ensure appropriate management practices and well-thought out investments in modern technologies and sustainable solutions. This helps to maintain the high standard of the building, improve the working conditions, reduce the environmental footprint, and bring down costs. We are pleased to see that more and more buildings under Cushman & Wakefield’s management meet such high BREEAM requirements.”
